Anyone else experienced this? Doesnt seem to correlate with document length, its a bit random.

Whats the next best thing for editing the source of HTML files?

You don't explain why you're trying to edit HTML with TextEdit. I'm curious.
I am partial to Dreamweaver for my HTML coding needs.
Coda by Panic comes highly recommended, and is a sight cheaper than Dw.
You want free? TextWrangler is a free download.
Also, TextEdit might work out better if you change to "Plain Format" in TextEdit>Preferences.

I have a fairly basic website made in dreamweaver but it got infected with some iframes or something, so im just going through the code manually and removing them.

I'll try out that TextWrangler thanks
