Quicktime Pro / MP4 codec Problem

I have read what's been said in all the previous threads, however I still think it's a different issue. I have lion installed, but I wanted Quicktime Pro because of its features.

So I got Quicktime 7, and upgraded it to Pro.

I have the codecs I need -including perian- and the Pro version, DOES open every mp4 file, but the certain ones I've downloaded as torrents ? I have tried everything, I'm out of ideas.

I'm not dying to use quicktime, by any means, if you know another player for mac, that will export frames of a selected part of a video, suggest it please. ( I only want Quicktime Pro because it's able to export a part of a video to a sequence of frames).
